Review the documents. Review the guarantee of title insurance or the preliminary report to verify the exact legal description of the Manhattan Beach property and any liens, encumbrances or other items which may have been discovered on the property. Make sure that any items have been removed that you have not agreed to.  Verify that the title or escrow agent has your correct vesting, or the way you want to take title to the property. This is important because to correct a vesting on a deed later on is time consuming and can be avoided if care is taken when escrow is closed. Double-Check the Money Before the closing day, there are some things that you should do to make sure that your Manhattan Beach real estate transaction will close on time and everything will be correct. A few days before you close, review your final closing statement or HUD-1 statement.  You should go over all the calculations and make sure that you are given credit for all deposits and any other credits due to you from the seller or for other items agreed upon by both parties. Review all the lender and title and escrow fees, to make sure they are what you had agreed on.  Check the math calculations on the closing statement.  Errors do occur. Re-Inspect the Property You should re-inspect the property before closing.  Everything should be the way you have agreed upon, with no new surprises that are not in the documentation.  Make sure that all necessary repairs or corrective work promised to you has been completed. Check and Double-Check Before closing you want to make sure that all of the conditions of the purchase contract have been met.  You want to make sure that all directions given to the closing agent have been performed. Before signing your name to any closing documents, check and double check that everything is correct, interest rate, fees charged and condition of the property.
